BESPOKE ARCHITECTURE
Bespoke Architectural Design
At Ludian Harapaj Projects Limited, we provide bespoke architectural design services for residential developments, extensions, new builds and planning projects. Every project is approached individually, with the design developed around the site, client brief, budget and long-term ambitions for the property.
We consider layout, scale, form, materials, natural light, circulation and the relationship between internal and external spaces to create architecture that is both practical and distinctive. Each proposal is developed to balance design quality with functionality, planning requirements, surrounding context and buildability.
From initial feasibility and concept design through to planning applications and technical drawings, we provide a coordinated architectural service that develops the project clearly at every stage. Our aim is to create thoughtful, site-specific architecture that reflects the client’s vision while providing a strong foundation for planning approval and construction.

Bespoke Residential Design

Bespoke architecture begins with understanding how you want the property to look, feel and function. We develop individual design solutions around the site, client brief, lifestyle, budget and architectural character rather than applying a standard approach.
Whether the project involves a new home, substantial extension or complete transformation of an existing property, we explore layouts, form, materials, natural light and spatial relationships.
Our bespoke design service can include concept development, floor plans, elevations, material studies and architectural visualisation, helping create a distinctive design direction that reflects the client’s ambitions while remaining practical, considered and suitable for progression through planning and technical stages.
Space Planning & Internal Layout

Well-designed architecture should work as successfully internally as it does externally. We develop layouts that respond to the way spaces will be used, considering circulation, room proportions, views, natural light, storage and connections between different areas of the home.
Whether creating open-plan living spaces, private bedroom areas, entertaining spaces or flexible family accommodation, we consider how each part of the property relates to the overall design.
Our service can include layout studies, room planning, circulation analysis and design refinement, helping create homes that feel balanced, functional and comfortable while supporting the wider architectural concept and making effective use of the available floor area.

Materials, Character & Architectural Detail
Material selection and architectural detailing play an important role in defining the character of a bespoke home. We consider how external finishes, glazing, roof forms, proportions and smaller design elements can work together to create a coherent and carefully considered architectural identity.
The design may respond to the existing property, surrounding context or introduce a more contemporary architectural language depending on the project and client brief.
Our service can include material studies, façade development, window and opening design, external detailing and visualisation, helping ensure the finished scheme feels intentional and distinctive while maintaining consistency between the overall concept, planning requirements and later technical design development.

Light, Views & Indoor–Outdoor Living
Natural light, outlook and the relationship with external space can significantly influence the quality of a home. We consider building orientation, window placement, glazing, internal sightlines and garden connections to help create bright and enjoyable spaces throughout the property.
Design opportunities may include large openings, framed views, rooflights, courtyards, terraces or stronger connections between kitchens, living spaces and landscaped areas.
Our bespoke architectural service can explore these relationships during the concept and design-development stages, helping shape layouts and elevations that make better use of the site while creating a more comfortable, visually connected and enjoyable living environment.
Site Layout & Development Planning
A well-planned site layout is essential to making the most of a new build development while creating practical, attractive and well-connected homes. We consider how buildings, gardens, access routes and parking areas can be arranged to work efficiently within the available site.
We develop layouts that respond to plot shape, orientation, neighbouring properties, existing features and the wider character of the surrounding area while considering privacy, outlook and usable external space.
Our service can include site layout studies, dwelling positioning, access planning, amenity arrangements and design development, helping establish a coordinated development layout that can form the basis for later planning, consultant coordination and detailed design work.

Scale, Massing & Building Form
The scale and massing of a new build development are important considerations during both the design and planning process. We assess how the proposed building height, footprint, volume and overall form relate to the site, neighbouring properties and surrounding built character.
We explore different massing options to establish a balanced architectural approach that makes efficient use of the site without creating unnecessary visual impact.
Our service can include massing studies, building form development, roof design and elevation testing, helping create a new build proposal that is proportionate, site-specific and suitable for progression through the planning process and later technical design stages.
Residential Layout & Internal Planning
A successful new build should provide practical, comfortable and well-planned internal accommodation. We develop residential layouts that consider room sizes, circulation, storage, natural light, outlook and how different areas of the home connect and function together.
Whether the development includes a single dwelling or multiple residential units, we aim to make efficient use of the available floor area while maintaining good standards of usability and amenity.
Our architectural service can include floor plan development, room arrangement, circulation studies and layout optimisation, helping create homes that respond to the project brief while supporting planning, design quality and long-term residential use.

Daylight, Privacy & Amenity
Daylight, privacy and residential amenity are key considerations in the design of new build housing. We consider the relationship between proposed windows, neighbouring properties, garden spaces, outlook and building orientation to help create comfortable and well-designed homes.
Layouts and elevations are developed with consideration of overlooking, separation distances, natural light and the quality of both internal and external living environments.
Our service can include window positioning, amenity planning, garden layout and coordination with specialist daylight consultants where required, helping develop a residential scheme that balances development potential with the needs of future occupants and surrounding properties.
Materials & Architectural Character
The choice of materials and architectural character can strongly influence how a new build development responds to its surroundings. We consider façade composition, roof forms, window proportions, external finishes and detailing to create a coherent and well-resolved architectural identity.
The design may respond directly to local character or introduce a more contemporary approach where appropriate to the site and planning context.
Our service can include material studies, elevation development, façade design and architectural visualisation, helping create a new build proposal that feels considered, site-specific and visually consistent while supporting the wider planning and design strategy.
Sustainability & Energy-Efficient Design
Sustainability can be integrated into the new build design from the earliest stages to improve comfort, energy performance and long-term efficiency. We consider building orientation, glazing, insulation strategy, ventilation, overheating risk and opportunities for low-carbon technologies.
These principles are incorporated alongside the architectural design so that environmental performance supports, rather than compromises, the overall appearance and functionality of the development.
Our service can include early sustainability considerations, energy-efficient design strategies and coordination with specialist consultants where required, helping develop new build homes that respond to current performance expectations while remaining practical, attractive and suitable for future technical development.

Our Process
1. INITIAL CONSULTATION
We begin by understanding the client’s requirements, lifestyle, priorities and ambitions for the property. This helps establish the overall direction of the project and ensures the design responds to both practical needs and personal preferences.
2. SITE & PROPERTY ASSESMENT
We review the existing property and gather the information needed to develop accurate drawings. This may include measurements, photographs, site constraints and existing conditions that will influence the proposed design.
3. CONCEPT DESIGN
We develop initial layouts and design ideas that respond to the property, site and client requirements. Consideration is given to space, appearance, functionality, natural light and how the proposal integrates with its surroundings.
4. LAYOUT DEVELOPMENT
We develop initial layouts and design ideas that respond to the property, site and client requirements. Consideration is given to space, appearance, functionality, natural light and how the proposal integrates with its surroundings.
5. ARCHITECTURAL FORM & APPEARANCE
We develop the external form, proportions, roof design, openings and architectural character of the proposal. Materials, detailing and massing are carefully considered to create a distinctive design that remains appropriate to its setting.
6. MATERIALS & DESIGN DETAILING
We explore suitable materials, finishes, glazing, external details and key architectural features. The aim is to create a coherent design language that gives the property its own identity while maintaining quality and practicality.
7. DESIGN COORDINATION
The architectural design is coordinated with structural, technical and consultant requirements as the project develops. This helps ensure the concept remains practical, buildable and consistent as it progresses towards planning and technical design.
8. FINAL DESIGN DEVELOPMENT
The preferred scheme is refined into a coordinated architectural proposal ready for the next project stage. Drawings are developed in greater detail to clearly communicate the layout, appearance, scale and overall design intent.

BESPOKE TECHNICAL DESIGN
01 — Technical Design Development
Once the architectural design is established, the project is developed into a coordinated technical package. This includes wall, floor and roof build-ups, openings, insulation zones, junctions and construction information required to progress the bespoke home towards Building Regulations and construction.
02 — Construction Details & Build-Ups
Detailed drawings are prepared to show how the building is intended to be constructed. This can include external walls, roofs, floors, foundations, glazing junctions, parapets, thresholds and interfaces between different materials and finishes.
03 — Building Regulations Compliance
The design is reviewed against the relevant Building Regulations requirements, including structure, fire safety, ventilation, drainage, energy efficiency, accessibility and glazing safety. The technical information is coordinated to support the approval process.
04 — Structural Coordination
The architectural design is coordinated with the structural engineer’s calculations and drawings. Beam positions, columns, foundations, floor structures, roof structures and larger openings are incorporated carefully so the structural solution works with the intended layout and design.
05 — Mechanical & Electrical Coordination
Heating, ventilation, lighting, electrical layouts, plant areas and service routes are considered alongside the architectural design. Early coordination helps reduce clashes between services, structure and interiors while allowing equipment to be discreetly integrated.
06 — Drainage & External Services
Above-ground and below-ground drainage requirements are considered as part of the technical design. Soil pipes, rainwater drainage, utility connections, plant equipment and external service routes are coordinated to reduce their impact on the finished architecture.
07 — Materials, Junctions & Finishing Details
Key material transitions and architectural junctions are developed in greater detail. Window reveals, roof edges, cladding interfaces, thresholds, recessed details and external finishes are considered to preserve the quality of the original bespoke design.
08 — Construction Information & Coordination
The final technical package brings together architectural drawings, consultant information and key construction details into a coordinated set. This provides clearer information for contractors, specialists, pricing, procurement and construction on site.
Project Delivery
01 — Pre-Construction Coordination
Before construction begins, we review the latest architectural drawings, structural information, technical details and consultant documentation to make sure the project is ready to move into the construction stage. This pre-construction coordination process helps identify inconsistencies between different drawing packages, confirm that key design decisions have been incorporated and ensure the contractor has access to the most current project information. For bespoke residential projects, early coordination is particularly important because architectural details, structural requirements, specialist products and finishes often need to work together precisely. By resolving these matters before work progresses on site, we help reduce unnecessary delays, drawing conflicts and last-minute design changes while maintaining the architectural intent of the approved scheme.

02 — Contractor Information Review
During project delivery, contractors may submit technical queries, alternative construction proposals, product information or suggested methods for completing particular elements of the works. We review this information against the architectural design, technical drawings and wider project requirements to understand whether any proposed changes could affect the appearance, layout, performance or overall design quality of the building. Where clarification is required, we can provide additional architectural information or coordinate with the relevant consultant. This process helps ensure that construction decisions are considered in the context of the complete bespoke residential design rather than being made independently on site. Careful review also helps maintain consistency between the approved architectural concept and the building that is ultimately delivered.

03 — Consultant Coordination
Bespoke residential projects often require information from structural engineers, mechanical and electrical consultants, energy assessors, drainage specialists and other professional consultants. During construction, these different design packages may continue to develop as technical information is finalised and site conditions become clearer. We coordinate consultant information with the architectural drawings to help ensure that structural elements, services, drainage routes, plant equipment and other technical requirements are properly integrated into the building design. This architectural coordination process can help prevent clashes between different systems and reduce the risk of technical decisions compromising room layouts, ceiling heights, glazing arrangements or architectural details. Maintaining coordinated information throughout project delivery helps create a clearer and more efficient construction process.

04 — Design Clarifications
Construction frequently raises questions that cannot always be fully anticipated during earlier design stages, particularly when an existing building is opened up or previously concealed construction is exposed. We provide architectural design clarification where required to help contractors understand the intended arrangement, dimensions, materials and construction details. This may involve additional drawings, sketches, sections, junction details or revisions to existing construction information. For bespoke architecture, small details can have a significant impact on the finished appearance, so clear communication during construction is important. Providing timely architectural clarification helps prevent assumptions being made on site and allows design issues to be resolved while preserving the intended proportions, finishes and overall character of the project.

05 — Material & Finish Coordination
The selection and coordination of materials play an important role in delivering a high-quality bespoke residential project. As construction progresses, we can review key architectural finishes including brickwork, render, cladding, glazing, roofing, flooring, joinery, doors and other visible elements of the building. Samples, manufacturer information and proposed products can be considered alongside the architectural design to help ensure that colours, textures, proportions and junctions work together consistently. Where substitutions are proposed because of cost, availability or construction requirements, their visual and technical impact can also be reviewed. This helps maintain a coherent architectural language throughout the property and ensures that material decisions support the original bespoke design rather than gradually changing the character of the scheme during construction.

06 — Site Progress Reviews

07 — Managing Design Changes
Changes during construction are common and may arise because of site conditions, client decisions, product availability, structural requirements or contractor proposals. When a change is requested, we consider how it affects the wider architectural design rather than looking at the alteration in isolation. A seemingly small change to a wall, opening, ceiling or material can influence adjoining rooms, elevations, structure, services and construction details elsewhere in the property. We can update drawings, coordinate consultant input and review alternative solutions where necessary. Managing design changes in a controlled way helps ensure that revisions remain compatible with the overall bespoke residential scheme and reduces the likelihood of one site decision creating additional technical or aesthetic problems later in the project.

08 — Specialist & Supplier Coordination
Bespoke homes frequently include specialist elements such as custom glazing, staircases, kitchens, fitted joinery, feature lighting, metalwork, stonework, audio-visual systems and other manufactured components. These elements often require detailed information from specialist contractors and suppliers before fabrication can begin. We review relevant drawings and specifications alongside the architectural design to help ensure that dimensions, interfaces, finishes and installation requirements are properly coordinated with the surrounding construction. Early specialist coordination can be particularly important for recessed tracks, concealed fixings, frameless glazing, bespoke cabinetry and other details where tolerances are limited. Integrating specialist information into the wider technical design helps create a more refined finished result and reduces the risk of incompatible components being discovered during installation.

09 — Construction Drawing Updates
Architectural drawings may need to be updated during construction as technical decisions are confirmed, design changes are agreed or additional information becomes available. Maintaining an organised and coordinated drawing set helps contractors, consultants and clients understand which information is current and reduces confusion between earlier and revised versions. Updates may include amended floor plans, elevations, sections, construction details, structural coordination or specialist information. For bespoke residential projects, this can be especially important because numerous detailed decisions may develop throughout the build. Keeping the construction information aligned with agreed changes provides a clearer record of the evolving project and helps ensure that later stages of construction continue to respond to the most recent architectural design.

10 — Completion & Final Coordination
As the project approaches completion, attention moves towards resolving outstanding architectural details, finalising finishes and ensuring that the completed work reflects the agreed design as closely as possible. Remaining design queries can be reviewed, specialist elements coordinated and outstanding information clarified where required. This stage may include reviewing final joinery, glazing, external finishes, internal details and other elements that influence the overall quality of the completed bespoke home. Where appropriate, updated architectural information can also help provide a clearer record of design changes made during construction. Final coordination helps bring together the different parts of the project so that the completed building feels considered, consistent and aligned with the architectural concept developed from the beginning.

Application Handling
Our involvement does not necessarily end once a planning application has been submitted. We can remain engaged throughout the determination period and communicate with the local planning authority where required.
This can include responding to planning officer queries, providing clarification, supplying additional drawings or information and discussing potential amendments to the proposal where appropriate.
Where the planning officer raises concerns that may be capable of being addressed through design changes, we can review the comments and consider whether revisions could improve the application while preserving the main objectives of the project.
Maintaining clear communication during the application process can help ensure that requests are dealt with efficiently and that the proposal continues to be presented as clearly as possible.
